2nd Appeal Rejected!

With the mailman making the round yesterday afternoon, the B&W proof

that the 2nd appeal was rejected is already fully confirmed, at last.

 

As such, the deposit and valuation report fee were all refunded by the house owner,

and she was very disappointed that this has to happen. She was very sad also that

we were involved in this situation, which we can’t be helping either.

 

Primary reason is the race ratio: very simple question that the dept head in HDB Resales

asked me. Since the issue is with the buyer’s race, and nothing on the seller, it should be

the buyer who should be making the appeal, not the owner. But, if you appeal, what will

your appeal be? “Can you change your race?” was the man’s blunt and direct question.

And that restriction holds for the whole month of November. So the next appeal can only be

submitted, or rather, the next consideration can only be carried out by next month. And,

that would mean waiting for another month – that is, if you are willing to wait, and take the risk

of being rejected again, as there is no promise that the race ratio will change.

 

Secondary reason is that prior to submitting the resale application, there should have been

an enquiry by anyone of the ff: owner, buyer, agents from either owner or buyer. And it was

indicated in the letter from HDB that no such enquiry was made. The owner suspected rightly.

And I don’t want to complicate the issue, so I just smiled.

 

And with that, we are “free” to close deal with another seller. Already done on the night of 31-Oct,

the night before the rejection letter from HDB on the second appeal came. Well, what can I say?

With only the letter to prove in B&W that the current resale can’t really push through, we took

the risk of putting in a deposit of $300 to the new house we have selected. And it won’t be wasted.

 

God is good!

 

When a door closes, a window opens!

 

Again, this is not “suwerte”, or not of anything else. It simply is the hand of God in our lives.

As David has said in his Psalms, so will I: “…the lot that has fallen to me is good…”

Appeal Rejected!

The appeal to reconsider the resale despite the issue of ethnic ratio imbalance was rejected!

We are simply waiting for the letter to have it confirmed in B&W. but just the same, this

in itself, is not completely a fiasco. This, in turn, has given us a chance to go through the process

a second time. And as we’ve been doing some flat-viewing while the appeal was being reviewed,

we’ve already pre-selected some flats for consideration.

 

True enough, a lot of flats that would be better, if not simply at par, with the resale flat in question,

we saw. And at times, we were really hoping that the appeal would be rejected!

 

Well, our prayers answered, our patience stretched…

 

Tonight, we are continuing the flat-viewing, and doing a second round for one particular flat

owned by a young couple, and this is to say that it is their flat that we are considering.

Well, not yet ‘all’s well…’ at this point. The valuation report isn’t out yet, but we are going to

discuss with them anyway on the terms and conditions. They don’t seem to be asking for a big

amount on top of the valuation price, but they seem to stick to some figures – and this gives us creeps.

That is to say that if the valuation is low, then the top-up cash would be high. And if the valuation

is near, or close, to the mentioned price, then the top-up cash amount would be small. Finally,

if the valuation is higher than what they have mentioned as the selling price, then they would be

on the losing side. Now, that is not what we wanted. We wanted a win-win situation, and that

is what we aim to accomplish tonight.

 

Let’s say it could be a long day, and a long night, but the effort may be well worth it.

A Confirmation...

As I was trying to remember the lyrics of a particular song, I was reminded of its msg:

In even more anticipation

Monday has come… and gone.

 

I found that we hit some technical issues, and our resale application has been cancelled.

The ratio for our race is already filled up. So that is another new problem we are facing.

Since the owner wanted to sell the flat, and as advised also by the officer from the Board,

an appeal letter she has sent in, stating her reasons and justifications why the resale

must go on, despite their ruling (per se).

 

Our agent has suspected that, even as of yesterday’s status, with all the letters and

documents that has been submitted to substantiate and bolster the said appeal’s strength,

there still is no outcome. As such, our agent has suspected that the Board is actually waiting

for the coming month, i.e., Nov, so they can update the data for the distribution of races

in the block/neighborhood, and at the same time, may actually “grant” the appeal.

 

Well, that is for the optimistic side of the coin.

 

As for the “play-safe” side, we are doing a 2-round viewing, as we are also expecting a

second rejection: first, the resale application, second, on the appeal. As for this round,

we cannot make any commitments, as we are tied up to the pending case, outcome of which

will be out any day within the week.

 

Patience…

 

So far, nothing has come close the flat withheld on resale transaction…

 

Perhaps patience will actually be its own reward… 2 more days… and we will know.
